As of fall 2026, the typical Orange County home sells for about $1.21 million. Redfin reported a median sale price of $1,207,298 for the three months ending in September 2026, up 0.6 percent from a year earlier. Zillow put the typical Orange County home value at $1,174,873 as of September 30, 2026, up 3.2 percent from a year earlier. Put simply, prices are holding steady, not surging and not falling, and the market leans toward sellers overall while giving buyers more room to negotiate than they had a few years ago.
Why do the numbers vary so much? Each source measures something a little different. Redfin's median sale price looks at homes that actually closed. Zillow's typical value is an estimate for the middle home across the county, whether it sold or not. Realtor.com reported a median sold price of $1,230,000 for October 2026, with a median listing price of $1,287,500. Those figures come from different time windows and different sets of homes, so they will never match exactly. When you read a headline about Orange County prices, always ask what kinds of homes are being counted and for what time period.
The split by home type tells the real story. The California Association of Realtors reported a September 2026 median of $1,480,000 for existing single family detached homes in Orange County, up 5.6 percent from a year earlier. That figure covers detached homes only, which is why it sits well above the all home median. Condos and townhomes sell for much less, with CRMLS based reporting putting the September 2026 condo and townhome median sold price near $795,000. That wide range is normal for a county this large. Orange County has condos under $800,000 and coastal estate homes well over $10 million, and the mix of what sells in a given month moves the median up or down.
So is Orange County a buyer's market or a seller's market right now? In fall 2026 it sits close to balanced, leaning toward sellers. Realtor.com classified October 2026 as a seller's market, and Redfin reported homes selling for 98.8 percent of their final list price. At the same time, buyers are not facing the frenzy of 2021 and 2022. Redfin reported a median of 47 days on market in September 2026, and Realtor.com reported 53 days in October. Well priced, move in ready homes in popular areas still draw strong interest and sometimes multiple offers. Homes that are overpriced, need major work, or sit in hard to insure areas tend to take longer and often sell after a price adjustment. Buyers have more room to negotiate on those homes than they did two or three years ago.
Price per square foot is another useful measure. Realtor.com reported about $704 per square foot for Orange County in October 2026. That countywide average hides big differences by city. Coastal cities like Newport Beach, Laguna Beach, and Huntington Beach generally sit well above the county median, while larger inland cities like Anaheim and Santa Ana often sit below it. Irvine, Mission Viejo, and Yorba Linda tend to land in the upper middle of the range, with strong schools and newer or well kept neighborhoods supporting their prices. A condo in Anaheim and a detached home on a large lot in Yorba Linda are both Orange County homes, but they are not the same market.
The most important thing to know is that the countywide median only gets you so far. Home values in Orange County change a lot by city, neighborhood, lot size, view, HOA, and school boundary. A home near the beach, a home on a busy street, and a home in a top rated school area can carry very different values even at similar square footage.
